my mom want to do a quit claim deed but she want her children to be on the deed can a 15 year old be on the property title

As far as I know, property cannot be transferred to a minor child. In this case, I would suggest your mother to contact a real estate attorney and take his opinion in this issue.

A minor cannot be a legal owner of the property. Your mother cannot quitclaim her 15 year old child on the title. She can however, set up a trust and nominate her children as the beneficiaries of the trust so when she passes away, the property could be transferred to them, eliminating the process of probate.
