hi, i am on the title of our mobile home with my dad. the mobile home sits in a mobile home park in which we pay a mortgage for the mobile home and we pay a space rental fee for the space the home sits on. the space is owned by the mobile home park. can my dad quit deed the mobile home to me?
I depends on your state. Most states treat mobile homes as a vehicle. Check with your state's motor vehicle licensing department for title transfer documents. A quitclaim deed is only for real estate, ie land.
If in our state the Mobile Home is considered a Vehicle and can not be quitclaimed..Is there any other way that you know of to get some one of the title? My Dad still lives in the Mobile home but, I took out the Mortgage and am concerned as he gets older about liens on the mobile home. The mobile home Park forced me to put him on the Title even though I was just purchasing the Mobile Home for him to spend the rest of his life in. It is scary trying to do the right thing for your parents. Thank You so much for the fats reply.

I think your father can gift the mobile home to you bu using a gift deed. Check it out with your attorney whether you can use a gift deed for this purpose.
