quikclaim deed

HI Sanmantha,
I am one 3rd owner of a double wide mobile home. Because things have gone real sour in my family, I want to sign a quitclaim for my part. The home is free and clear but we do pay very hi rent on the lot that it sits on.
My husband has not had a real job for years and another family member and myself are paying the bills. the situation is not very good right now and I may have to leave but I don't want to be responsible for the lot rent
(close to 700.oo a mont) if that happens what is the best way to quikclaim to them so I'm not carying this weight as I am up in years and could not possibly afford to do that.

Welcome to mortgage fit,

Surely you can sign the quitclaim deed but what about tenant's agreement which you might have signed while occupying the land? Your name will be still on the tenant's agreement (lease/long lease , whatever you may say) so apart from quit-claiming your share you should also ask the owner of the land to modify the tenant's agreement and ask his to remove your name from that deed as well.Surely all the person's signature (whose name is on tenant's agreement) will be necessary in order to modify it.
