quitclaim on mobile home

Posted on: 05th Dec, 2010 03:43 pm
Hi, 17 years ago my husbands parents bought him a mobile home and put it in there name since his credit was not good enough at the time. We have since paid the mobile home off and are thinking of selling it and moving. What is the best way to get the mobile home put in our name? Can they sign it over as a gift so noone has to pay taxes on it? We have done a quitclaim with our land and neither one had to pay taxes...so I was wondering if the same applies to a mobile home.

Thanks
Welcome clmoudy,

You will have to ask your husband's parents to sign a quitclaim deed and transfer the property to you. This will help you in becoming the owners of the property. If they sign over the property to you as a gift, then they will be liable for paying off the gift taxes.

quit claim deed is more helpful than gift
