hi guest,
welcome to our forum.
are you reffering this? if they quit claimed home to your name & mortgage not on your name. in this case lender will foreclosure to house & recover loan amount. but you can request you him to refinance loan on your name & get ownership of the home as well as you have to take resposiblity to pay off lender.
thanks & regards.

it sounds like: i don't want to pay; can they make me?
certainly you don't have to make payments on a mortgage that isn't your own. however, in this case, as noted by gunz, the lender is interested in retrieving its money. failing payment, they'll begin a foreclosure action. if you don't care about that, then don't make the payments. if you care about keeping the home, then make the payments. it's really quite simple.

you get property by quit claim deed not by warranty deed. so inspite of all the thing written by you, you need to make mortgage payments.
however, if you are not interested in property, let them foreclose. it will not affect your credit score.

Legally you may not be legally liable for the loan, but if you do nto pay you loose the house
