My girlfriend of ten years gave my an ultimatum, either I was going to commit or she was going to leave. So I stepped up and committed to her and I also bought a house. It has been several months now and it isn't looking good. The mortgage is all in my name but the deed has both of our names on it. My question is if she doesn't want to sign a quit claim is there another way to take her off the deed? Do you think my mortgage company will help?

You cannot remove your girl friend from the deed if she don't quitclaims or transfer the property to you. You should ask her to pay a certain share of the mortgage payment as she is also the owner of the property. If she cannot pay it then ask her to quitclaim the property to you.
