my name is on a timeshare property in Hawaii, as a joint tenant, with my mother. How do I get my name off the deed?
The problem is if you are on the loan. You would not be able to get off the liability of the loan, without selling the portion of you share. To get off title to a property you would record a quitclaim deed. You can add/remove people from title, but not on loans. Have you contacted your lender?
no money is due on the property. I just don't want any part of the time-share anymore, thus I want my name off of it. Do I only need to fill out a quitclaim? Will I need my mother's signature?
I am not an expert on time shares. I don't know the ownership and the deeds used. Did you go to an escrow company when you purchased? You can contact them or your local title company, all else fails try the originating lender or company.
timeshares are, generally, titled real estate; so a simple quit claim deed ought to do the job here. your best bet is to contact an attorney who can do the necessary research and provide you with what you need.

You can sign a quitclaim deed and transfer the property to your mother. However, if your name is mentioned on the mortgage docs, then you should ask your mother to refinance the mortgage in her name so that your name is removed from the mortgage docs.
