if a quit claim deed has been done, will that remove the secondary persons name off the original deed, or would i have to get a new deed?
Hi Lotrice!
You will not be required to get a new deed. The quitclaim deed will be enough to get the secondary person's name off the original deed.
Thanks.

Hi Lotrice!
A quitclaim deed is enough to remove the other person's name off the original deed. You do not require any other deed.
Thanks,
Jerry

I don't know what you mean by "secondary persons name off the original deed". If you mean there are 2 co-owners and one has signed a quitclaim deed then the deed only covers one owner. Only the owner can transfer that owner's property interest by deed.
If the secondary persons signed the quitclaim deed, then their names would be moved off the property.
