Can I file a quit claim deed even if I am just separated?

Posted on: 23rd Mar, 2009 08:12 pm
I have been separated for 6 months and want to take my name off the house since my husband is having financial problems paying the bills. I don't want my credit ruined if he can't pay the mortgage. Will filing the quit claim relieve me of finanial obligations as far as the house is concerned?
hi zeedav,

signing a quitclaim deed can take you off the title of the property, but this will not relieve you of your financial liabilities. if your name is on the mortgage, your husband needs to refinance it in his name so your name could be removed from the loan. you can also request the lender to take your name off the loan once you quitclaim.
