my family owns some land and the previous owners had a quit claim deed. we would like to know if that transfers and is valid for the new buyer when they did not sign anything.

You can use a quit claim deed to transfer the property to a new owner. Once the deed is signed, it needs to be notarized and recorded at the county recorder's office. This will make the transfer of the property valid.
