I have quick claimed property to my son; this quick claim was signed a month ago, however; we still have not had a notory sign. Is this still legal, and can we still have a notary sign verifying the actual date we both signed the deed although it was a month ago.
Thanks,
Carol and Brett

Hi Carol,
A quitclaim deed without the signature of a notary is not legally valid. In many states the grnator (in some, the grantee as well) needs to sign the deed in the presence of a notary public without which the deed will not be considered valid. I'm not sure whether you can, after a month of signing the deed, get it notarized now. But I think you can draft a new deed afresh, sign it and get it notarized and recorded to make it valid.
