can my mother quit claim and do novation at the same time

my mother gave me her house and i am paying the mortgage. i would like to get the house on my name but i am unable to get a mortgage for that amount would a quit clim deed and novation work in this situatio. i live in nj

Since your mother has transferred her house to you, I suppose the property deed already has your name on it. So, there's no need to use a quitclaim deed. But when it comes to having the mortgage in your name, you can request the lender or mortgage company for a Novation. However, the lender would verify your credit and income prior to approving a Novation.

Hi hottrini!

You mother must have already quit claimed the property in your name or may be you have a warranty deed. You should go for the process of Novation to transfer the mortgages in your name.
