my mother passed away leaving no will and leaving the mortgage in her name. my sisters and i are trying to do a quit claim deed. is that possible? if not, what can we do in order to put the home in our names? and if i need an attorney, what type?

Since your mother has no Will and the property is in her name, therefore, a quitclaim deed won't serve your purpose here. Your sister and you will have to file an Affidavit of Heirship at the County Recorder's office in order to get the property in your names. I don't think you need an attorney for filing the Affidavit.

You will have to file an "Affidavit of Ownership" in the county recorder's office and transfer the property in your name.
