Name off the title

My father and I are borrowers for the loan of a house and his name is also on the title. He wants to divorce now. Will his wife get any ownship of this house? If my father signed a quit-claim deed, will his wife has rights to the property?

If the property is in a community property state and if the wife has paid some part of the mortgage, then she will have certain rights to the property. The property will be divided between the two of them after divorce. Or if your father sells the property, then he will have to give her a certain portion of the money.

If your father signs a quitclaim deed in his wifes name then she will have the right to the property. But if he signs a deed in your name before filing divorce she will not have right to the property.
