My spouse made me sign couple quit claims. One for the house we live and one for the rental property. She want a divorce now, is this mean that I do not have any ownesrship right?
Hi Pierrot,
Welcome to forums.
It seems that your spouse has been on the title with you. Is that so for both the properties? What did the quitclaim deed state? Did you read it before signing? Two things may have happened:
1. Your spouse has made you sign the properties over to him so that after divorce he'll be the owners of both.
2. Your spouse wanted to give away properties to you and so he made you sign as the grantee or receiver.
Which among the 2 scenarios is true can only be said if you can tell me what's written on the deed. And from next time, please do not sign on any legal paper before checking what's written on it.
To know about quitclaim and ownership rights , please refer to the page on this topic.
Thanks

Hi Pierrot,
Welcome to the forum.
James is absolutely right. Whether you owns the property or not, depends on how did the deed was prepared. If you have just add your spouse to the deed, then you are still the owner of the property but if you have quitclaim the property and it has been notarized and recorded in the county recorder office then it will be a valid deed and you will not have any rights on the property.
Feel free to ask if you have any further questions.
Best of luck,
Larry
