My sister and I were listed as tenants in common on my mother's house in Wyoming 13 years ago on a quit claim.
My mother died 4 years ago and my sister moved into the house, hired a lawer 7 months ago and filed a similar quit claim to her significant other. I wish to quit claim my portion of the property as well with rights of survivorship. I was told I must first file a deed and the quit claim itself. What information besides the property description will I need and what sort of deed do I have to file and must I also file a statement of consideration which they did not mention since I am not actually selling my portion? I am afraid she or her boyfriend will try file for adverse possesion if I don't clear up the deed.
Thanks in advance.

Hi nitella!
Welcome to forums!
You will have to fill out a quit claim deed and transfer the property to your sister. Apart from the property description, you'll also have to fill out the names of the grantor and grantee. You should consult a real estate attorney and he will help you in drafting as well as filling out the deed.
Feel free to ask if you've further queries.

My sister is not who I want to quit claim my half to. I was afraid they will file for adverse possession. I hope I can afford a lawyer. It is looking like I need one. : (
Hi nitella,
If you do not want to transfer your property to your sister, you can then transfer it to someone else who will be staying in that property. Thus, your sister will not be able to claim an adverse possession on that property. It would a good decision to consult an attorney. He may help you in safeguarding your property.
Thanks
