Grantor has mailed me a quitclaim deed for good consideration and for sum of $$ and OVC dollars.
Grantor remise, release and quitclaim unto me (Grantee)

If you are purchasing the property from the grantor, then you will have to pay the dollar amount mentioned on the property deed. However, if it's a gift from the grantor, then you are not required to pay the mentioned amount.

as a general rule of thumb, payment (if any) in consideration of a transfer of property ought to be worked out between the grantor and grantee ahead of time.
