I have lived in a home abandonded . The previous owner died without a will. He left three children who have never shown any interest in the property. I have maintained the property and paid all taxes on the property for over twenty five years. All tax bills and mail going to previous owner is sent to me. Can I get a quitclaim deed to this property without the signatures of his children. They have never been here, never called, no correspondence at all. I first started paying taxes when the property went up for tax sale. What are my options.

you cannot get a quit claim deed to that property without the signature of the original owner's children. however, as you've paid taxes for the abandoned property, you may be able to claim it depending upon your state laws. you should contact an attorney and take his opinion in this regard.
