can you use a power of attorney to record a quit claim deed after the person who granted the power of attorney dies.

The legal importance of the power of attorney will end with the death of the person. As far as I know, the power of attorney won't be valid once the concerned person is deceased. However, with the help of a power of attorney, you will be able to get a quitclaim deed signed when the concerned person is alive.
