My boyfriend and his ex-girlfriend lived in a home, that she signed the loan. Only her name is on the deed. She moved out over a year ago and my boyfriend likes the house and wants to stay. He has been making the payments since she moved out. He does not know where she is or how to find her. What can he do to legally get possession of the house?

hi
the best way to get the title in your name would be to find her out and get a warranty deed signed by her. but if she cannot be traced, a quiet title action can be filed in court. the court will then clear the cloud over title and issue a fresh title in your name. to get the loan in your name, you can refinance in your name or you can simply keep making the payments on time. consult a real estate attorney to know if a quiet title action will be applicable in your situation.
