Hi joshmoon!

Welcome to the forums!

A will comes into affect only after the death of the concerned person. However, you have got the property transferred in your name when your mother was alive. In such a situation, I guess the deed will be considered as valid and given importance. Nevertheless, it will be better if you could get in touch with a real estate attorney and take his opinion in this regard.

Feel free to ask if you've further queries.

Hi joshmoon,

I agree with what Sussane has said. You will be in a better position if you consult an attorney. Even if the friend files a lawsuit, then you can always give a reply to it by stating your viewpoint.

Thanks
