A house in Minnesota is foreclosed on but still in the 6 month redemption period. Can the owner quit claim the property and be free and clear from owing the bank? Will the owner (grantor) be responsible for anything involving the property after the quit claim is signed? And should the Grantor make sure the Grantee records the deed asap?

I don't think that the owner of the property will be able to transfer the property to someone else when the lender has already foreclosed it. I would rather suggest the owner of the property to contact an attorney and take his opinion in this regard.
