i've been going back and forth with my mortgage company for two years trying to get my loan remodified. and for one reason or another i didn't qualify or they were wanting me to pay attorney's fee or some large some of money i just couldn't pay. i don't want to walk away from the home because i don't want to kill my credit altogether for years to come and now i've retained an attorney to help me keep the home and negotiate a loan remodification for me. we've tried a short sale but we didn't get any offers close to where we needed to be. i'm the only one on the mortgage and my husband doesn't want any more ties to the property. my question is can he sign a quit claim deed and be absolved of any responsibility?

Your husband can sign a quit claim deed and transfer the property to you. This will make you the sole owner of the property. As your husband's name is not mentioned on the mortgage docs, he won't be liable for the mortgage.
