who has rights to property

who is the rightful owner if the property was quitclaimed to a friend of mine by the husband and then my friend turned and quitclaimed the said property to me. my friend was in trouble and was losing the property in foreclosure on several different times so she decided that she couldnt the mortgage, h.o.a dues and the property taxes anymore this is how the i became half owner of the property. along with my name was the ex wifes name so this would make it half mine and half hers, long story short the husband after 6 years of having nothing to do with the property and i assumed he thought he had lost it in foreclosure now was awarded the wifes half in thier divorce he has harrassed and has been trying to evict me and has not paid one cent of costs on this property i saved it from forclosure around 5 differnt time and pay the taxes yearly, the mortgage and hoa dues every month . please do you feel that i have any type of legal rights

If your name is mentioned on the property deed, then you would be considered as one of the owners of the property. You have mentioned in your post that the husband had transferred his share of the property to his wife. In that case, wife was the sole owner of the property who transferred it to you. Thus, you are the rightful owner of the property. I would suggest you to contact a real estate attorney and take his opinion in this matter.
