Quit Claim Deed

if i buy property from somebody and they sign it over to me under "quit claim deed" what rights do i have am i now the owner of the property? does the person before me or them the warranty deed have the rights to this property more then me can i sell this property with a quit claim deed?

im new with real estate im not sure how good of a title this is

As the property is transferred to you with the help of a quitclaim deed, you are now the owner of the property. Yes, you can sell off the property with the help of a quitclaim deed. However, warranty deed or grant deed is considered a better option to transfer property compared to quitclaim deed.
