Can a grantor Quit Claim a certain portion of said property and not the entire property,

it is always possible for a grantor to quit claim a certain portion of his property and not the entire one, but that has to be stated in the quit claim deed.

I agree with Jenkin. A grantor can quitclaim a certain portion of his property to the grantee. It is not necessary that a grantor has to quitclaim the whole property.
Even after signing a quitclaim deed, he can have all the rights over the property if he uses life estate.

Yes, you can quit claim a portion of the property to another person. Basically you will just be adding someone to title. You can add as many people as you want.
