hello,
i have a question. i live in ct, and i have been living with someone for many years. i bought a house in my name and got a mortgage just in my name. my friend moved in with me right after i bought the house. he has help me pay the mortgage, insurance, and maitanence etc. we ended up taking a 2nd mortgage on the house in both of our names. however, the mortgage company never asked put my boyfriends name on the deed, or asked us to put the name on the deed. i would like to put his name on the deed. so what i am asking is if we do a quit claim deed, will he have to pay taxes in the future because we are not married? will we have to file a form 709 with the irs? can you please give me some advice in this situation.

I do not think filing a quitclaim deed and adding your friend's name to the deed will increase your tax payments in future. But if you add your friend's name in the property taxes, then he/she will have to pay taxes.

Adding a name to the deed will not increase the tax payments in my opinion. To be on the safer you may consult a tax consultant.

You will have to fill out the federal gift tax form in case your transfer of property exceeds the annual gift tax exemption of $12,000 or $1,000,000 in gifts in your lifetime. You can also check the given link to know more about gift tax exemption:
