I want his name off my deed completely

Posted on: 29th Dec, 2009 10:52 pm
Hi,

I have a question for Quitclaim.

Recently I just got divorced(Uncontested). My Ex husband signed the quitclaim for me. Does that mean his name is off the deed? Because I don't want his name shows up on my deed anymore.

If "Quitclaim" only means he gave up his rights to the deed, but his name will still be there. Is there any other ways I can take his name completely from the property title? What shall I ask him to do?

Thank you
Cici
Hi chdu!

Welcome to forums!

If your ex-husband has signed a quit claim deed in your favor, then you are the sole owner of the property. His name will be removed from the property deed. It is your name which will be mentioned in the property deed.

Feel free to ask if you've further queries.

If he quit claimed property to you, that means only your name will on be deed & you are a single owner of property. His name will not be on deed if he sign quite claim deed to you. Suppose if he added you on property deed, In this case you both have ownership of property but now your are alone as a owner.

Congrats for Ownership!!

Thanks & Regards

Thank you so much for the anwsers!
But I still have one concern.
After he signed the quit claim, do I need to go to my county registrar recorder county clerk(LA) to record it?
I searched for the anwser, but I don't see many people talk about this.
The only one I found is a very short anwser, said I do.

Do I really need to go to county clerk to record it?
If so, how shall I do it? Does that cost a lot?
Thank you.

yes, cici, you need to record the document in order for it to be made known to the public at large that you are the sole owner. as for cost, you can certainly call the county clerk's office to ask, but it's usually nominal, depending on length (number of pages). i suspect you will get away with no more than $25 or so, and that is a high estimate - at least based on connecticut, where i'm located.
