Can I quit claim a worthless property to "John Doe"?

Posted on: 28th Oct, 2010 12:17 pm
I bought a worthless property over 20 years ago at a tax sale. I've since stopped paying the taxes & DUES, it has failed to sell at the tax sale for 15 years now & I'm still listed as owner. How can I once & for all ditch this lot? I can't even give it away.
About ten years ago I tried to quit claim it to the County, the County Recording Clerk wouldn't accept it, she told me that I could get in big trouble...

Hi george_laurie!

Welcome to forums!

You should list the property in the market in order to check out whether or not you can get a buyer for your property. You can even contact a real estate broker and he may help you in selling off the property.

Feel free to ask if you've further queries.

I listed the property with a realtor years ago, nothing ever came of it. You can't give it away, no one wants to assume the $1000 + taxes dues each year.

The only thing I thaught to do was to quit claim it, but to who? Can I deed it to a "john doe" or even a dead person that I knew?

Hi georgelaurie,

You cannot deed the property in the name of a deceased person. You should contact an attorney and take his opinion in this regard before you take such a step. Moreover, though you quitclaim the deed to someone else, you will still remain liable for the mortgage, if any, unless the new owner refinances the mortgage in his name.

Thanks

There is no mortgage, this was a $500 tax sale purchase over 20 years ago. Since I stopped paying anything on this worthless piece of property, the county has since tried selling it for at least 15 years and it never sold again. I still show as the owner even though the county has been trying to sell it for back taxes. Ok, forget about deeding it to a dead person.

Hi Georgelaurie!

Welcome to forums!

You can sign a quitclaim deed and transfer the property to any living person provided he or she accepts the property.

Feel free to ask if you've further queries.
