i am the legal guardian to two elderly women. one of them had a house in both her brother's and her name. now her brother has passed away and she signed over the house to me with a quit claim deed. the sister also has just passed away and i would prefer to sell the property to use some of the money to pay for their funerals and their burials. what else am i supposed to do? thank you for your help.

If you are the sole owner of the property, then you can list the property for sale directly. If the deceased person's name is still mentioned in the deed, then you'll have to remove the name from the deed by filing an affidavit of heirship at the county recorder's office.
