i purchased land, no structures or improvements, other than fencing on it from an person. paid for it over time. have paid the taxes and the homeowners fees on it for 8 years. is a quitclaim deed form the "right" document to use for ths purchase?

If the property is free and clear, then you can ask the seller to use a warranty deed in order to transfer the property to you.
