How to fill out a quit claim deed form

we are selling half of our house in wa state to my sister worth $400,000. she paid us $100,000 as downpayment. can we use a quit claim deed form to transfer half of the property to her? should the purchase price and the monthly installment be written somewhere on the quitclaim deed? thanks.

Yes, a quitclaim deed will definitely do but as there will be exchange of money in this deal, it will be better if you can go for a warranty deed or a grant deed. Quitclaim deeds are best in case of gift transfers.

Once you sign a warranty deed or a grant deed, the purchase price and the monthly installment will be written on it. Quitclaim deed is not a good option in this case as there will be an exchange of money in this process.

I need to add my husbands name to the deed on our house. How do I best go about this? I want my name to appear on the deed also.

Hi debanne,

You can add your husband's name to the property with the help of a quitclaim deed. Once you fill in the deed, you will have to notarize and record the deed at the county recorder's office. Though you will get sample quitclaim deed forms online, its better to draft it from an attorney.

I am joint tenants with my two brothers on a parcel of land. One of my brothers wants to quit claim his interest to his daughter. How would I fill out a quit claim deed as joint tenants with my other brother and niece.

Welcome to forums!

A new deed has to be filled out where you and your brothers' name would be mentioned as the grantor. In the place of grantee's name, you need to write your name, your brother's name and your niece's name.
