QCD valid if recored after death?

My wife is not a citizen of the US and lives out of the country. I live in Florida, the property in question is also located in FL. If I prepare a couple Quit Claim Deeds (to my wife) for a couple rental properties (mobile homes) ahead of time, would my wife have any legal problems if I arrange to have them recorded in the event of my death? Right now they are in my name only.

Hi ksagalow,

The deed will not be considered as valid if it is recorded after your death. The quitclaim deed should be recorded in your lifetime. Once this is done, your wife would become the owner of the property.
