My girlfriend had a town house in her and her grandmothers name. She sighned a quick claim deed over to her mother back in 07 but it was never recorded by her until april 2010. The house was refinanced in november of 2009 by my girlfriend and her grandmother. Is the quick claim deed still valid???????

as per my knowledge the quitclaim deed is not valid now. a quit claim deed is invalid if it is not notarized, in other words, it means nothing. it also must be recorded to be valid as well as being notarized. consult with a good attorney to get detailed information.

it was notarized it just wasn't recorded for three years

As the deed wasn't recorded at the county recorder's office, then the quit claim deed will not be considered as valid.
