quit claim deed

my x husband signed a quit claim deed. it was sent to me but i never took it to be recorded. i assumed the title company did that when i refinanced.
now i see that a lien has been placed on it. can i get it off by taking the quit claim deed and having it recorded.
Hi camilla,

If a lien has been placed on the property, then you won't be able to remove it by recording the quit claim deed. The lien has to be paid off in order to get it removed from the property.
