my mother transferred her house out of the family trust into her own name in order to get a reverse mortgage. if we prepare a quit claim deed putting the house back into the family trust now and record it after she dies, will the deed be valid?
A deed is valid upon delivery to the grantee. Recording is only important if there are multiple transfers. However, you should always record a deed as a good practice.
