i only have one daughter and i am refinancing my home. i asked the loan officer if i can put her on the loan and on the title. he told me to do a quit claim deed after the loan is approve.

You can use a quit claim deed in order to add your daughter to the property deed. Once you add her name to the property deed, she will become one of the owners of the property.
