wanting to refinance and add my husband to the mortgage? do we need a quick claim deed, or a quick claim deed joint tenancy?

You can add your husband to the property with the help of a quit claim deed. If you and your husband want to own the property as joint tenants, then you can add that clause in your deed. If you wish to add your husband to the mortgage, then you'll have to refinance the home loan.
