i am going through a dissolution. my spouse is the only name on the deed. my mortgage lender states that since this is the case i would have to purchase the home from my wife rather then refinance. is this true? a quitclaim deed is in the dissolution.

In order to refinance the mortgage on your name,you should be on the title as well.So your wife should quitclaim the property to you/you purchase from her.These are the only two options left for you to take over the home and get mortgage.
