quit deed question

i am going through a divorce and would like to buy out my wife of our house and property. i am not sure if i can refinance in my name only. i know a quit claim will not totally remover her and her responsibility from the loan. is there any other way of taking her off without me having to refinance?
Unfortunately, there's no other way to take her off the loan.

welcome to the forum.

is your wife also on the mortgage? if she is not the mortgage then you will have to refinance the mortgage on your name only. if you cannot refinance then you can go for novation. talk with your lender and check out whether he agrees for navation or not.
