My sister wants to quit claim her share of our tenants in common inherited family cottage. This means I must pay all maintenance, insurance, taxes, etc. which may force me to sell. This cottage is precious to me. Is there a way I can refused to accept the quit claim?

Your sister cannot quitclaim her share of property to you if you do not accept it. The quitclaim deed needs to be accepted by the Grantee. No one just thrust a real estate property to anyone against his will.

You do have the right to refuse the quitclaim deed that can give you entire ownership rights on the inheritance. After all, the sister has to sign it and get it notarized by a notary public and witnesses. So, if you don't want to accept it, the notary won't sign it.
You can have a direct talk with your sister and tell her that it's not possible for you to take over the full ownership rights.

You can transfer your share of the property to the other two owners of the property. You can use a quitclaim deed for the same.
