hello,
as the only heir my parents put their house on a quit claim deed to me. recently my mother moved to an apartment and we have moved into the house. do i need to get a new deed drawn up, or does the quit claim deed handle it? does she need to state formally that she reliquishes title, or is that what the quit claim deed does?

Welcome to the forum.
I think what you are trying to say here is that your parents have quitclaimed the property to you. That means you are the present owner of the property and you need not to have any other deed.
But have you notarized and recorded the deed in the county recorder's office? If not then do it ASAP. Otherwise the quitclaim deed will not be considered as a valid deed.

No! You need not to record the quitclaim deed again if you have recorded the deed with the county recorder office when the deed was created. I was asking you to about this because sometime people forget to record the deed and as a result they have to face problem in future.

Is there any value to having a new "regular" deed drawn up? The abstract has been done and the title is clear.

BTW is it a mortgaged property? If so then you should take the mortgage on you name by refinancing to release your parents from the mortgage obligation.
