My aunt has a house and she wants to take her name off title and put her daughter on the deed... Should they do a quick claim deed or a grant deed

yes, your aunt can sign a quitclaim deed and take her name off from the deed and add her daughter's name to the property deed. sample quitclaim deeds are available online but it is always better to consult an attorney and draft a deed from him. once the deed is filled out, the deed needs to be notarized and recorded.
however, if your aunt has taken a mortgage on that property, then after the transfer of the property, your aunt's daughter needs to refinance the property in her name.
