My parents owned a small piece of property at the time of my father's death. My mother would like to Quitclam the property to her grandchildren. The assessed value of the property is less than $700. How can my mother Quitclaim the property to her grandchildren without my father's signature. Does she have to go to a lawyer? There was no probate. My father left no will or anything of value except their jointly owed home.

Your mother will have to file an affidavit of heirship at the county recorder's office and get the property transferred in her name. Then she can quitclaim it to her grandchildren.
