hi,
after i married, i bought a house but i put only my husband on the title and i signed the quit claim deed bacause i am a victim of fraud and i afraid of i was not qualified to loan. i know it sounds stupid but it was my first time to buy house. now i want to remove the quit claim and both of us agree but what should i do? see the layer or what form should i fill out. i moved to the different state but i rent my house out to someone else. is that possible for me to remove the quit claim deed?

lynn, what you would be able to do is to have another quit claim deed filed, from your husband to you and your husband jointly.

A reverse quitclaim is required in your case. You can ask your husband to quitclaim the property back to you. Once he does that, record the deed in the county recorder's office.

Reversing the quitclaim deed will serve your purpose. Ask your husband to sign a quitclaim deed in your name.

I suggest my spouse to see the lawyer about our property which I signed quickclaim deeds. He said since we married so that is common property if anything happens, the house will be divide into 2 of us. I am not sure. Since he had a Son with previous marriage so I don't want him to interfere with my property. In case if my husband pass away I am not authorize for selling my house which is most of my money to put in down for this house after we got married. What should I do?

Do you mean community property when you say "common property"? As your name is not on the title of the property, you will have no right to sell the property. However, you can ask your husband to add your name to the property title with the help of a reverse quitclaim deed. Once you are on the title of the property, you will have the right to sell the property.

What if a mother wants to remove her son from a deed? He never put anything into the home, and did it to help him, and now she wants it reversed.

If the property deed is in the name of the son, then the son will have to sign a reverse quitclaim deed in the name of the mother.
