i am going through a divorce and will be unable to keep my manufactured home. will a quit claim deed remove me from the mortgage and put it soley in my soon to be ex-husbands name? if he claims not to be able to afford the home either after we will be divorced, i just want to make sure i will not be responsible for the mortgage payments after i move out of the house. i want to transfer the property to him in the divorce settlement. is this the right way to go?

A quitclaim deed will only remove your name from the property deed. It will not remove you from the mortgage. Your ex-husband will have to refinance the mortgage in order to remove your name from the mortgage.

No. Your ex should refinance it into his name, or sell it.
