I am a divorced male. While married, my wife and I purchased a two-flat. When divorcing ten years ago, I signed a quitclaim, but my name was never taken off of the mortage. My now ex-wife has continued to promise me she would have my name removed from the mortgage. As of today, she has not. She has been negligent, frequently, on her mortgage. It has ruined my credit. Just recently, I was served papers indicating the property is in foreclosure. I have asked and asked and asked for her to remove my name from the property, but to no avail. I want my name off. What advice do you have?

unless your ex-wife refinances the mortgage in her name, you won't be able to remove your name from the deed. moreover, as the property is in foreclosure now, it will be difficult for her to refinance it. the foreclosure will have a negative affect on your credit report and will lower your scores by 250 points.
