hepl on quitclaim deed

We quit claimed our house to a man we trusted. He has paid no mortges or any type of utilities. How do we get him out. Help us please.
WE qut claimed our house to a man we trusted, who has paid no payments, no utilities, absolutely nothing. We need help, what do we do?

Welcome to the forum.

Once you have quitclaimed the property to anyone it is very tough to reverse it or get him out of it. You will have to prove that the deed is invalid.

Is the deed notarized and recorded in the county recorder office? If not you can prove the deed invalid.

By quitclaiming your house, you gave up all rights to the house. Absent a written agreement, there is nothing you can do. Larry is right, local laws vary, but notarization of a deed is usually a requirement for a valid deed. If you can invalidate the deed, you may have a case. Check with a real estate attorney right away.
