good afternoon. all the questions here have to do with divorce. i have the same question but in regards to a death. my husband's wife (in pa)died a few years ago. the mortgage (boa) and the deed are in both their names. how does he get them in his name only. will the quit claim deed handle both issues with a copy of the death certificate? we are wanting to sell this house and her (deceased) name is still on record. thank you.

your husband will have to file an affidavit of heirship at the county recorder's office and get the property transferred in his name. he will, then, have to refinance the mortgage in his name in order to remove his deceased wife from the mortgage.
