My friend's father is elderly and has a girlfriend living in his condo. Last year he put in his will the condo should be split between the three kids and this woman. Now he doesn't want her to get anything. They have arranged a quit-claim deed. Does that protect them from her making a claim after he has passed away or should he change his will, too?

You friend's father can definitely change his will and draft a new one to remove that woman from the will. But as he is signing a quit claim deed after the will was drafted, it would be considered as a valid document and the woman will not be able to claim any ownership rights in that property.
